How does the settlement & final inspection work?

FINAL INSPECTION:

Before you settle final payment and handover of keys on your new townhouse, you will be able to do a complete walk-through with the sales agent or developer. You should have a copy of your contract with you at this point and check that all the inclusions are there.

If anything is missing (like a kitchen appliance, power point or other fixture) you will be able to take photos, notes and discuss this at the time. The builder and developer will be legally required to resolve any issues.

ON SETTLEMENT DAY:

Settlement day is usually two to three weeks after the titles for the new development have been registered. Your solicitor will organise all of this.

On the day, your solicitor will also advise the process of paying the balance of funds for the property; ensure the title is transferred into the purchaser name; and communicate to all parties that the settlement has transacted.
At this time you will be advised when and where you will be able to collect the keys and take possession of the property.
