When buying new, here are some helpful tips to make your experience as seamless as possible: 

1. Review sales materials: 

When you purchase off-the-plan you will often view sales brochures, websites, 3D modelling, 360 tours and sometimes a display for larger complexes. These marketing items will often show a level of finishes to best represent the final product, but the layouts, sizing, and specifications for each townhouse will sometimes vary. You should ask your sales consultant for a schedule of finishes and a floor plan relevant to the specific townhouse you are intending to purchase.

2. Check the inclusions: 

It is good practice to always check the inclusions such as air-conditioning, dishwashers, cabinetry and other items included in the purchase price. Check the specifications in the contract of sale and ask what is included in the price. Marketing brochures, floor plans and photographic renders are normally for illustration purposes only and are not contractual documents. All inclusions and exclusions will be as per the contract of sale.

3. Organise an inspection prior to settlement: 

You should be fully satisfied that all building work is complete and all specifications and contractual inclusions have been met before paying the balance of the purchase price.

4. Have your finances in order: 

Work with your bank or financial lender to be ready for final settlement.

5. Check the amount of stamp duty to be paid at settlement: 

Remember to include this amount in your financial calculations. This will vary from state to state.

6. Prepare a checklist of items to ask, such as:

Where are the power points, phone lines, TV points, gas outlets in the townhouse?
What is the size of the fridge space and will yours fit?

7. Check what the ongoing costs are, including the body corporate and council rates.
